Job estimate from Roofing Contractor mentions “Rotten wood extra..”. How to avoid surprises?
Hello,
I received a Job estimate from a roofing contractor to install new shingles. The job estimate includes a total price however there is a comment at the bottom of the quote “Rotten wood extra time and materials if needed”. Does it mean I might pay much more if they find issues like ”rotten wood”? Is there a way to avoid this cost uncertainty? Can they check rotten wood in advance or not really, not before they actually start working? Any advice how to avoid surprises in the final price would be HIGHLY appreciated. THANKS.
You won’t be able to avoid all potential surprises. Estimates are different from the contract. The company you hire should show you a contract which you need to read and scrutinize very carefully because that is the work order. The estimate is toilet paper and won’t hold up in court should a problem arise. It is the contract that is your legal document, and usually you see that once you agree to have the work done. Generally you have a couple of days to read it over, and bring up issues with the company. In some contracts it says that the final work can be no greater than a certain percentage of the estimate. However this is not always the case. This is where you have to play businessman and talk to the company and negotiate. Telling the company that you would refuse to pay over a certain amount for the work performed is very common. You may feel uncomfortable, but believe me the company performing the work expects that. If you tell them “no more than 10% over the estimate” then if they don’t want to do the job they will tell you. They may come out for a second look before signing off on it. Fine. Let them come. Also if gutter work is going to be performed, make sure you’ve paid attention to the fine print. If you have the older wooden gutters and work is to be performed on them which is usually the case when shingles are replaced, try to negotiate that in as well. Otherwise you will go into cardiac arrest when the infamous “Mr. Smith we need to talk to you about something” happens. They will write things on the contract and sign off on them. Plus if you have warranty issues you need that contract. Lock that and the warranty up in a safe place. Don’t be timid these companies know these things come up and are very crafty. Check the companies reputation as well. If you make a couple of mistakes that’s okay just get it right before the work starts.
